Property management

Adeline Property Group manages residential blocks for resident management companies, right to manage companies, freeholders and developers, and looks after commercial units and mixed-use buildings alongside them. We take instructions across London, the South East and the South Coast, from single blocks to mixed-use estates.

We hold ourselves to three things. You know what you are paying for: a flat annual fee agreed in writing, with no commission on insurance or any other service and no mark-up on contractor costs. The work gets done: every building has a dedicated property manager with oversight from a director, and routine repairs are handled by our own maintenance team. And someone answers: calls to the office are answered in working hours and passed to our out-of-hours service at other times.

Every block we manage has its own client account, held in trust and separate from our business accounts. Service charge money is only ever spent on the building it was collected for, and every invoice is available to the board.

We are registered with The Property Ombudsman and we follow the RICS Service Charge Residential Management Code (4th edition). Client funds are protected under our Client Money Protection scheme.

Switching

Changing your managing agent

Changing agent is simpler than most boards expect. You tell us what you want to change, and we review your current management agreement, service charge budget and accounts before we quote.

If you appoint us, we serve notice on the outgoing agent on your behalf, agree a handover date, and collect the records, funds, contracts and keys. From that date we run the client account, the supplier relationships and the resident communications, and we write to every leaseholder to explain what has changed and who to contact.
